What our scouting team has identified across North America this month is a market defined by record-breaking construction pipelines and 20 consecutive weeks of positive performance. The U.S. hotel construction pipeline reached 5,975 projects representing 703,001 rooms by mid-2026, with the luxury chain scale reaching a record high of 103 projects and 25,496 rooms, up 12 percent in projects and 21 percent in rooms year-over-year. The industry has maintained positive year-over-year weekly comparisons for 20 straight weeks, defying initial projections of an occupancy slump. In Canada, the hotel construction pipeline reached a record high of 345 projects and 47,874 rooms, with the luxury chain scale reaching a record high of 8 projects and 3,360 rooms. For the discerning five-star hotel leader, North America continues to offer exceptional opportunities amidst a bifurcated market where luxury and upper-upscale properties significantly outperform lower tiers.... The U.S. Record Pipeline – 5,975 Projects and Luxury Dominance
The U.S. hotel construction pipeline reached 5,975 projects representing 703,001 rooms by mid-2026, according to Lodging Econometrics. The luxury chain scale reaches a record high project total with 103 projects and 25,496 rooms, up 12 percent in projects and 21 percent in rooms year-over-year. The upper upscale chain scale also hits a record high, reaching 367 projects and 65,021 rooms. New project announcements in Q2 total 280 projects with 33,423 rooms, up 18 percent in projects and 23 percent in rooms year-over-year. Construction starts reach 176 projects with 20,056 rooms, up 14 percent in projects and 17 percent in rooms year-over-year.
Conversions hit a record high in Q2, with 1,567 projects and 152,044 rooms in the pipeline, up 15 percent in projects and 18 percent in rooms year-over-year. Together, hotel conversions and renovations represent 2,097 projects and 255,834 rooms, with combined project counts up 7 percent year-over-year. This trend reflects the high cost of new construction and signals that investors are prioritizing asset optimization and repositioning over ground-up development.... The U.S. Performance Streak – 20 Consecutive Weeks of Growth
The U.S. hotel industry has maintained positive year-over-year weekly comparisons for 20 straight weeks, defying initial projections of an occupancy slump. According to CoStar data, occupancy reached 64.1 percent, representing a 1.1 percent increase compared to the same week in 2025. Average daily rate rose to $157.14, an increase of 0.6 percent year-over-year. Revenue per available room climbed to $100.69, marking a 1.7 percent growth from 2025 figures.
CoStar and Tourism Economics upgraded their full-year RevPAR growth forecast to 4.4 percent, driven by strong performance in the first half. Average daily rate is expected to increase by 3.1 percent, while occupancy is forecast to reach an average of 63.1 percent nationwide. Gross operating profit per available room is projected to rise by 4 percent. Industry experts note that after a relatively weak 2025, the U.S. hotel industry enjoyed strong demand this summer, though the strength also came with volatility. Revenue management experts are hopeful the industry is now moving from an up-and-down summer season to a more stable and predictable fall.... The Barbell Market – Luxury Outperformance
The market continues to exhibit a "barbell" effect, with luxury and upper-upscale properties significantly outperforming lower-tier segments. Luxury hotels are seeing high occupancy and robust ADR growth, while economy and midscale tiers experience flatter demand. The higher a hotel's class, the more diverse its revenue streams, with higher-end properties able to generate revenue from spa, golf, gym, parking fees, and miscellaneous categories. However, there is a negative correlation between higher classes and profit margins—the higher the class, the lower the profit margins, as these departments are more labor-intensive and have higher expenses.
Steady domestic leisure demand, rebounding corporate travel, and group meetings continue to offset lagging international inbound arrivals. Strong early-year momentum was significantly bolstered by the FIFA World Cup and America 250 celebrations. A J.D. Power study showed that guest satisfaction with third-party hotel management companies increased to 696 out of 1,000, up 14 points from 2025 due to ongoing property and staff investments. Columbia Sussex led in guest satisfaction, followed by Crestline Hotels & Resorts and Driftwood Hospitality Management....
