What our scouting team has identified across Southeast Asia this month is a market defined by record construction pipelines, aggressive brand expansion, and a deeply bifurcated recovery. The Asia Pacific hotel construction pipeline, excluding China, reached a record 2,506 projects and 452,972 rooms by mid-2026, with Southeast Asian markets driving a major share of this activity. Revenue per available room across the broader Asia-Pacific region rose 4.2 percent year-over-year in the first half of 2026, while gross operating profit per available room increased 5.6 percent. Total APAC hotel investment volume is projected to exceed $13.3 billion for the full year 2026. For the discerning five-star hotel leader, Southeast Asia remains one of the world's most dynamic and opportunity-rich luxury hospitality markets... - Continue reading (All Paying Members) - Access Full Report, Detailed Forecasts & More (Premium Members Only) - Unlock Exclusive Advantages with a Premium Membership - Read more here
The Regional Pipeline – Record Growth and Aggressive Brand Expansion
The wider Asia-Pacific hotel construction pipeline reached a record 2,506 projects and 452,972 rooms by mid-2026, with Southeast Asian markets contributing significantly to this expansion. Luxury reaches 432 projects and 79,928 rooms, up 22 percent by projects and 18 percent by rooms year-over-year, while the upper upscale chain scale reaches 435 projects and 91,231 rooms. Upscale hotel projects stand at 658 projects and 121,365 rooms. Combined, the top two chain scales by project count, upper upscale and upscale, account for 44 percent of projects and 42 percent of the region's total pipeline.
Major brand expansion continues at pace. Pan Pacific Hotels Group announced 10 new-build and renovation projects scheduled for 2027 under its Version 2.0 program, including a debut in Cambodia, a property in Siem Reap, a flagship in Bangkok, and properties in Hanoi, Manila Bay, and Jakarta. IHG Hotels & Resorts is continuing a heavy expansion focus across Thailand, Indonesia, and Vietnam, backed by rising upper-middle-income consumer classes driving intra-regional and domestic travel. RIU Hotels & Resorts opened its first-ever property in Thailand with an all-inclusive resort on Mai Khao Beach, introducing its signature 24-hour all-inclusive concept to Phuket.
The industry is gearing up for ITB Asia 2026, taking place in Singapore at Marina Bay Sands from October 21 to 23, 2026. The Hotel Investment Conference Asia Pacific will convene in Singapore from October 21, 2026, focusing on Southeast Asian investment opportunities, brand positioning, and development costs. Market Dynamics – Cautious Stabilization and Operational Headwinds
Southeast Asia's hotel industry in October 2026 is characterized by cautious stabilization, record construction pipelines, and shifting regional investment hubs. Following a record-setting 2025 with USD 17.0 billion in Asia-Pacific hotel transactions, the first half of 2026 saw a natural cooling to USD 5.1 billion due to higher borrowing costs and energy prices. However, active development pipelines remain strong in countries like Vietnam, Thailand, and the Philippines. JLL projects Asia-Pacific hotel investment to accelerate by 15 to 20 percent over 2025 levels. High construction costs have slowed greenfield builds, driving a surge in asset conversions, with independent hotels moving to branded portfolios.
Despite the strong pipeline, the industry faces significant headwinds. Persistent talent scarcity remains the single largest operational bottleneck. Across the Asia-Pacific region, a massive hotel development pipeline—including 265 projects in Vietnam and 167 in Thailand—is colliding with a severe shortage of experienced GMs, chefs, F&B leads, and frontline staff. High turnover and better-paying jobs in other sectors continue to squeeze hotel growth, shaving an estimated 1.4 percentage points off growth in markets like Singapore.
Oversupply and intense price competition are affecting major hubs. Rapid construction has flooded Bangkok and regional tourist hotspots with inventory. Nationwide occupancies in Thailand remain flat, hovering near 71 percent, and budget-to-midscale properties face intense price-cutting and compressed RevPAR.
Foreign exchange volatility and cross-border payment friction present another challenge. Direct bookings have climbed to nearly 35 percent of ASEAN hotel reservations as travelers bypass OTAs for better deals. However, foreign exchange volatility, unexpected conversion fees, and a lack of unified payment standards create checkout friction that leads to cart abandonment.
The market recovery remains fragmented across the region. Vietnam has surged past pre-pandemic benchmarks, while Thailand has experienced a roughly 3 percent dip in foreign arrivals year-on-year through late 2026, pressured by shifting regional travel patterns and global economic uncertainty. The Philippines continues to lag significantly behind 2019 baseline levels due to lingering infrastructure constraints... - Continue reading (All Paying Members) - Access Full Report, Detailed Forecasts & More (Premium Members Only) - Unlock Exclusive Advantages with a Premium Membership - Read more here
Vietnam – The Region's Breakout Performer
Vietnam continues to be the standout performer in Southeast Asian hospitality, with international arrivals reaching a record 21.2 million in 2025 and increasing by a further 15 percent to 12.3 million during the first half of 2026. Domestic tourism also remained robust, with 135.5 million domestic trips in 2025 and another 81 million trips during the first six months of 2026. Vietnam leads regional supply expansion with a projected 11 percent increase in hotel rooms, backed by record-setting international arrivals.
IHG Hotels & Resorts has significantly expanded its Vietnam presence. As of April 2026, IHG had 23 hotels open across Vietnam, with a further 20 signed into its development pipeline. The group signed a partnership with Cangio Tourist City Corporation to introduce four hotels under its InterContinental, Crowne Plaza, Holiday Inn Express, and Garner brands within the Vinhomes Green Paradise Can Gio project, a development complete with around 7,000 hotel rooms, the world's tallest artificial snow mountain, theme park, cruise terminal, and golf courses. The 130-room Holiday Inn Express Saigon Can Gio and Garner Hotel Saigon Can Gio will open in 2028, while the 400-room InterContinental and Crowne Plaza will launch later in 2030. In Da Lat, a 200-room InterContinental is under development with an opening planned in late 2027. In Ba Na Hills, a 602-room Crowne Plaza is in development for opening in early 2027, part of a mega project featuring an entertainment complex that will also include Holiday Inn and Voco branded hotels.
Ascott continues to expand its footprint in Vietnam with a series of high-potential premium developments across Da Nang, Quy Nhon, and Ho Chi Minh City. The company signed nine properties comprising more than 3,200 units across Vietnam during the first half of 2026, marking its fastest pace of growth in the country. This brings Ascott's portfolio in Vietnam to approximately 12,000 units across 42 operational and pipeline properties in 14 cities, making Vietnam the company's third-largest pipeline market in Asia. Among the developments is Diamond Crown Westlake by The Crest Collection in Hanoi, located on the Quang An Peninsula overlooking West Lake, which will offer one- to four-bedroom residences, suites, and duplex units. Along Vietnam's coastline, Somerset Non Nuoc Da Nang Resort will feature 549 serviced apartments and villas, together with a beach club, specialty dining venues, and recreational facilities. Ascott will also strengthen its presence in Phu Quoc through three properties developed with Sun Group, comprising a 385-unit Ascott property, a 441-unit lyf property, and a 574-unit Harris property, targeting business travelers, families, and long-stay guests ahead of the APEC Economic Leaders' Meeting scheduled to take place on the island in 2027.

Thailand – A Market in Strategic Recalibration
Thailand's hotel industry is entering a phase of operational maturity, with the focus shifting from aggressive inventory expansion to more sophisticated cost management and asset flexibility. The Tourism Authority of Thailand has revised its full-year 2026 forecast to 30 to 34 million international visitors, an 18 percent decrease from the original target of 36.7 million, citing a slower global economy, Middle East tensions, limited flight routes, and fluctuations in oil prices. Even with fewer visitors, TAT maintains its strategy to attract higher-spending tourists, shifting the industry's focus from sheer numbers to sustainable tourism.
In the first five months of 2026, Thailand received 14.03 million foreign arrivals, down 2.3 percent year-on-year. Revenue from international visitors totaled 679.3 billion THB. The Middle East recorded the sharpest decline, with visitor numbers falling 24.9 percent, while arrivals from Africa dropped 4 percent. European and American markets generally remained stable, with increases seen in markets such as Sweden, Norway, Poland, and Kazakhstan. Among nearby markets, arrivals from China recovered strongly, rising 18.4 percent to 2.3 million. The Indian market continued to expand, with visitor numbers increasing 8 percent to around 1 million.
Thailand's hotel investment market reached a record level in 2025, with total transaction volume of 26.4 billion baht (US$845.6 million), the highest ever recorded. Bangkok remains the undisputed powerhouse, accounting for 80 percent of total transaction volume, followed by Phuket at around 8 percent. Forecast transaction volumes for 2026 are expected to moderate to around 13 billion baht. Investors are pivoting toward mixed-use developments such as hotels with branded residences and hotel redevelopments. There is a clear new wave of repositioning older hotels in prime locations to unlock their true market value.
Thailand's hotel sector is entering a phase of operational maturity. The projected average supply addition of 3 percent is notably lower than growth levels seen over the previous decade. Owners are moving away from traditional blanket cost-cutting measures in favour of higher-yield strategies. This is particularly evident in the luxury segment, which recorded a 3.4 percent increase in average daily rate despite a 7.3 percent decline in occupancy during the first 11 months of 2025. The industry is shifting to variable staffing by demand clusters, with greater focus on guest mix and the use of energy efficiency as an asset lever to lift gross operating profit.
For foreign investors, obtaining investment promotion from the Thailand Board of Investment can be an attractive option. BOI promotion provides tax incentives and significant non-tax benefits, including greater flexibility for foreign investment and the employment of foreign skilled professionals. Foreign investors may be able to operate certain tourism-related businesses with up to 100 percent foreign ownership when the project qualifies for BOI promotion. For hotels with 100 rooms or more, the project must have a minimum investment of THB 2 million per room, excluding the cost of land and working capital.

Philippines – A Market of Committed Capital and Infrastructure Constraints
The Philippines' hotel industry presents a compelling paradox of committed developer capital against persistent infrastructure constraints. The 2026 Philippine Accommodation Pipeline Report, prepared by the Philippine Hotel Owners Association and Leechiu Property Consultants, counts 45,884 keys across 213 properties opening between 2026 and 2032, backed by P387 billion in developer commitments, up from P250 billion two years ago. That represents a 55 percent increase in capital against a 14 percent increase in rooms. About 64,000 direct hotel jobs will be generated should all these projects reach completion.
This year alone, 8,437 keys are expected to open, including Mandarin Oriental Makati, Hotel101 Cebu Mactan, I'Msignia Resort Boracay, and Plaza de Zamboanga-Dusit Collection. Between 2027 and 2028, a chunk of the incoming inventory will come from The Ascott Limited and Radisson Hotel Group, with properties across Laguna, Davao, Cebu, Metro Manila, Pangasinan, and San Vicente, Palawan. A total of 6,411 keys across 21 properties are slated to open in 2029, including the country's first JW Marriott in Panglao and Moxy Hotel in Circuit Makati. From 2030 onwards, expansion by several brands such as Hann Resorts, Emblems, Sofitel, SO/, InterContinental, and Banyan Tree Residences would add at least 10,432 luxury and lifestyle keys across the country.
The Luzon Economic Corridor, running from Clark through Metro Manila down to Batangas and Laguna, now accounts for 42 percent of the national pipeline. In the Visayas, 90 percent of pipeline keys are in destinations with an international airport. The number of tracked properties in Mindanao grew 31 percent, from 16 to 21, and Cagayan de Oro has now passed Davao as the island's largest pipeline.
However, the Philippines continues to lag significantly behind 2019 baseline levels. The Department of Tourism expects tourist arrivals to remain flat at around 6.4 million this year amid more muted travel demand due to the ongoing fuel crisis and higher airline fees. International arrivals went up 3.46 percent year-on-year as of October 6, putting the DOT on track to meet the goal. Last year, international tourist arrivals reached 6.48 million. The final quarter traditionally brings stronger tourism activity, giving the DOT confidence that arrivals will keep rising through year-end.

Market Dynamics as of October 2026
Beyond the verified openings, our scouting team has gathered real-world intelligence on the Southeast Asian luxury market that will shape leadership expectations in the coming months.
The record pipeline of 432 luxury projects ensures continued demand for leadership talent. The sector is shifting from sheer visitor volume growth to premiumisation and value generation. Travel demand remains strong where airlines and hotels maintain pricing discipline without defaulting to broad discounting.
However, persistent talent scarcity remains the single largest operational bottleneck. Hotels are competing with other industries by increasing pay and flexibility, reducing profit buffers at boutique and mid-scale properties. Rising operational and energy costs, particularly for air conditioning and cooling systems across tropical destinations, continue to squeeze margins.
Major operators are increasingly relying on asset-light strategies, conversions of independent properties, and new franchise models to bypass construction delays. This shift is creating new opportunities for General Managers with expertise in brand repositioning and asset transformation... - Continue reading (All Paying Members) - Access Full Report, Detailed Forecasts & More (Premium Members Only) - Unlock Exclusive Advantages with a Premium Membership - Read more here
The Qualifications Luxury Leaders Seek in the Southeast Asian Market
Analysis of current recruitment mandates and the operational demands of the region reveals a consistent profile of the ideal five-star General Manager candidate in Southeast Asia.
First, extensive ultra-luxury hotel experience gathered in respected five-star world-renowned deluxe properties is non-negotiable. Owners and operators seek leaders who have demonstrated success at iconic properties where service excellence, guest satisfaction, and commercial performance are paramount.
Second, pre-opening experience is increasingly valued, particularly for the Hai Phong role, the Vignette Collection Mangala Estate role, and the many pipeline projects expected to come online in the coming years. Candidates who have successfully opened new properties, managed the complex logistics of recruiting and training teams, and built a property's reputation from scratch are in high demand.
Third, strong commercial acumen and revenue management expertise are essential. Hoteliers are heavily utilizing AI and smart technology to optimize the guest experience and revenue outcomes. The ability to drive rate and share across competitive sets, manage distribution channels, and optimize F&B and spa revenue are all critical competencies.
Fourth, a luxury mindset and service orientation remain foundational. The differentiator is the leader's ability to embody and inspire a culture of genuine hospitality that honors local traditions while delivering international standards.
Fifth, cultural intelligence and the ability to navigate diverse business environments across multiple countries are essential for regional leadership roles.
Sixth, experience in dealing with UHNWIs, VVIPs, and their family offices is increasingly specified in recruitment mandates, particularly for roles in Thailand, the Maldives, and Singapore... - Continue reading (All Paying Members) - Access Full Report, Detailed Forecasts & More (Premium Members Only) - Unlock Exclusive Advantages with a Premium Membership - Read more here
